The legal side — plain English for UK residents
NRIs and OCIs may buy residential and development-authority-allotted residential plots (such as YEIDA plots). Agricultural land, farmhouses and plantation land are not permitted under FEMA / NDI Rules 2019.
Funds are routed through your NRE, NRO or FCNR account via normal SWIFT/banking channels from your UK bank. No cash. We coordinate the payment schedule with your bank disbursements.
The UK is a Hague Convention signatory. Sign your Power of Attorney before a UK solicitor, have it apostilled (FCDO), and it is recognised in India without further consulate attestation — simpler than the Gulf process.
NRE-funded proceeds are repatriable for up to two residential properties. NRO route is capped at USD 1M per financial year. LTCG tax is 12.5% (post-23 Jul 2024) plus applicable surcharge and cess, unless Form 13 lower-deduction approval applies. Consult your UK-side accountant and an Indian CA.
